Ściany osłonowe są coraz częściej stosowane we współczesnym budownictwie, nadają budynkom lekkości, elegancji i nowoczesności. Oprócz funkcji estetycznych mają istotny wpływ na bezpieczeństwo oraz komfort użytkowania budynków. Zaniedbania tych ścian mogą mieć negatywny wpływ na stan techniczny elementów konstrukcji budynków, a także na poziom bezpieczeństwa użytkowania obiektów budowlanych. W artykule opisano zasady przeprowadzania okresowych badań i ocen stanu technicznego ścian osłonowych. Na podstawie wieloletniego doświadczenia eksperckiego, a także analiz protokołów kontroli budynków przedstawiono podstawowe narzędzia oraz tryb postępowania kontroli okresowych, konieczne do rzetelnej i wiarygodnej oceny stanu technicznego elewacji. Przedstawiono także podstawowe uszkodzenia tych ścian oraz wskazano przyczyny ich występowania.
Curtain walls are more and more often used in contemporary construction, giving buildings lightness, elegance and modernity. In addition to the aesthetic functions, they have a key impact on the safety and comfort of building use. Neglecting curtain walls may have a negative impact on the technical condition of the building structure elements and on the safety level of the use of the building. The article describes the principles of periodic tests and assessments of the technical condition of curtain walls. Based on many years of expert experience, building inspection protocol analyzes. The authors presented the basic tools and procedures for persons carrying out periodic inspections necessary for a reliable and credible assessment of the technical condition of the facade. The article presents the basic damage to the curtain walls and indicates the reasons for their occurrence.
