The paper investigates into the problems of condition assessment and repair and maintenance decisions with regard to the existing multifamily housing stock. A number of striking examples serve as a basis for discussion on the typical deficiencies in the fabric of the buildings and related infrastructure. The analysis was based on reports of compulsory periodic inspections and in situ observations.
