Synteza zagadnień technicznych w rewitalizacji budynków wielkopłytowych

W artykule przedstawiono syntezę wybranych zagadnień remontowych w budynkach wielkopłytowych wynikających ze skutków wad budowlanych powstałych w czasie budowy i eksploatacji oraz wad projektowych i wykonawczych przy realizacji docieplenia przegród zewnętrznych. Analizy i wynikające z nich wnioski obejmują zagadnienia remontowe w świetle: uszkodzeń w złączach pionowych i poziomych, uszkodzeń połączenia warstw w ścianach trójwarstwowych nośnych i osłonowych, wpływu uszkodzeń na możliwości modernizacji funkcjonalnej lokali mieszkalnych, wpływu uszkodzeń na skuteczność termomodernizacji – nowe problemy w aspekcie źle wykonanego ocieplenia.

The article presents the synthesis of the selected repair-works related issues in case of the ‘great-panel’ buildings, resulting from the structural defects emerging throughout the construction process and operation and design flaws and performance flaws, occurring when the external bulkheads are created. Analysis and the resulting conclusions include the repair plans, in the light of the following issues: damages in vertical and horizontal connections, damage in case of layer connections in three-layered load-bearing walls and curtain walls, impact of the damage on functional modernization of the dwellings, impact of the damage on the effectiveness of thermo-modernization – new problems within the scope of the badly executed thermo-modernization works.
