Cracows real estate market as a place for investment

The aim of this thesis is to determine the profitability of investments in Cracow's real estate market and analysis of the factors that appeal for or against such investments. Paper consists of four parts. The first describes legal regulations related to real estate transactions. The second one describes Cracow's real estate market, bringing the matters of the policy of the City, the primary market, the secondary market and the rental market to attention. The third section consists of analysis of the methods of financing and governmental programs that pertain to the purchase of real estates. The fourth describes current market trends and estimated changes related to demographics.

Celem niniejszej pracy jest ustalenie opłacalności inwestycji na krakowskim rynku nieruchomości mieszkaniowych oraz analiza czynników przemawiająca za i przeciw takiej inwestycji. Praca składa się z czterech części. W pierwszej opisane zostały regulacje prawne związane z obrotem nieruchomościami. W drugiej scharakteryzowano krakowski rynek nieruchomości mieszkaniowych, zwracając uwagę na kwestie związane z polityką miasta, rynkiem pierwotnym i wtórnym oraz rynkiem najmu nieruchomości mieszkaniowych. W trzeciej części dokonano analizy sposobów finansowania i programów rządowych związanych z zakupem nieruchomości mieszkaniowych. W czwartej opisano panujące na rynku trendy oraz prognozowane zmiany związane z demografią.
