The paradox of modern Lodz - emigration of the population and the investment potential of the city

The aim of this study was to assess the investment attractiveness of Lodz, as well as the living and working conditions in this city. The main attention was focused on the analysis of the investment potential by identifying determinants and barriers to locating a business in Lodz. In addition, an opinion survey about the city of Lodz was conducted among the respondents, and they were asked about the most important factors affecting the quality of life in a big city. Taking up the above-mentioned topic of work is justified by the need to explore the phenomenon of depopulation, until recently, the second largest metropolis of the country after Warsaw and a dynamically developing center. The first chapter presents the concept of investment and its definitions in economic theory. The main motives for making investments have been classified. In addition, the issue of investment attractiveness in the light of scientific theory was explained. Determinants and barriers to business location were listed. In addition, the following factors were discussed in detail: location, infrastructural accessibility, human capital, research and development facilities and external support for enterprises on the example of Special Economic Zones. The second chapter focuses on estimating the investment potential of Lodz and the region. The history of the city and its economic transformation are presented, including the reasons for the decline of the light textile industry. The determinants for business development in Lodz, as well as the quality of life and conditions on the Lodz labor market were assessed. Moreover, the most important investments in the Lodz SEZ were discussed, which will affect the development of the region in the future, e.g. Central Communication Port, High Speed Railway and the New Silk Road. The third chapter is devoted to the presentation of the results of the survey conducted on a random research sample and the presentation of conclusions. Subsequent questions were presented in detail and the obtained results were analyzed statistically. The results of the study were compared with the information collected in the second chapter, which made it possible to evaluate the investment attractiveness of the Lodz region. Finally, an attempt was made to indicate the potential competitive advantages of Lodz, the strengthening of which could be used to stop the city's depopulation trend in the future.

Celem niniejszej pracy była ocena atrakcyjności inwestycyjnej Łodzi, a także warunków życia i pracy w tym mieście. Główną uwagę skupiono na analizie potencjału inwestycyjnego poprzez identyfikację determinantów i barier do lokalizacji biznesu w Łodzi. Ponadto przeprowadzono badanie opinii o mieście Łodzi wśród ankietowanych, oraz spytano o najistotniejsze czynniki wpływające na jakość życia w wielkim mieście. Podjęcie wyżej wskazanego tematu pracy, uzasadnione jest potrzebą zgłębienia zjawiska wyludniania się do niedawna drugiej największej metropolii kraju po Warszawie oraz prężnie rozwijającego się ośrodka. W pierwszym rozdziale przybliżono pojęcie inwestycji oraz jego definicje w teorii ekonomii. Sklasyfikowano główne motywy dokonywania inwestycji. Ponadto wyjaśniono zagadnienie atrakcyjności inwestycyjnej w świetle teorii naukowej. Wymieniono determinanty i bariery lokalizacyjne biznesu. Dodatkowo szczegółowo omówiono następujące czynniki: położenie, dostępność infrastrukturalną, kapitał ludzki, zaplecze naukowo-badawcze oraz zewnętrzne wsparcie przedsiębiorstw na przykładzie Specjalnych Stref Ekonomicznych.W drugim rozdziale skupiono się na oszacowaniu potencjału inwestycyjnego Łodzi i regionu. Przedstawiono historię miasta oraz jego transformację gospodarczą, z uwzględnieniem przyczyn upadku przemysłu lekkiego włókienniczego. Ocenie poddano determinanty dla rozwoju biznesu w Łodzi oraz jakość życia i warunki panujące na łódzkim rynku pracy. Co więcej, omówiono najważniejsze inwestycje w Łódzkiej SSE, które będą miały wpływ na rozwój regionu w przyszłości, m. in. Centralny Port Komunikacyjny, Kolej Dużych Prędkości oraz Nowy Jedwabny Szlak.Trzeci rozdział poświęcony jest przedłożeniu wyników przeprowadzonego badania ankietowego na losowej próbie badawczej oraz zaprezentowaniu wniosków. Szczegółowo przedstawiono kolejne pytania i statystycznie opracowano uzyskane rezultaty. Uzyskane wyniki badania zestawiono z informacjami zebranymi w rozdziale drugim, co umożliwiło ewaluację atrakcyjności inwestycyjnej regionu Łodzi. Na zakończenie podjęto próbę wskazania potencjalnych przewag konkurencyjnych Łodzi, których wzmocnienie można by wykorzystać do zahamowania trendu depopulacji miasta w przyszłości.
